Do you provide security or guarding?+
No. We are not a security company. We do regular visual checks and coordinate specialists. Physical guarding and insurance remain the owner's responsibility.
Can I start with a one-time property check?+
Yes — that's the most common way to start. From €50, with a written report within 48 hours and no obligation to continue.
What areas do you cover?+
Primary coverage is Bar, Dobra Voda, Sutomore and Ulcinj. Nearby areas (Utjeha, Čanj, Velika Plaža, Petrovac) are possible by request.
Do you work with apartments and houses?+
Yes — apartments, houses and small villas. Commercial spaces and land on request.
Do you work with rental properties?+
Yes — from partial rental support to full management. You can keep the parts you want to handle yourself.
Can you coordinate cleaners and contractors?+
Yes. We work with trusted local cleaners, plumbers, electricians, AC technicians and handymen on the south coast.
How are contractor costs paid?+
The owner pays the contractor directly or through us. We forward receipts and confirmations.
Do you add a margin to contractor work?+
We charge a transparent coordination fee — fixed or percentage, agreed in advance. We don't hide a margin inside the contractor's invoice.
What happens in urgent situations?+
Message WhatsApp with the word URGENT. We respond and prioritise as soon as possible, including out of hours when we can.
Can you help if I am not in Montenegro?+
Yes — that's exactly who we are built for. We coordinate access, contractors and reporting remotely.
Can you help with guest registration or taxes?+
Guest registration on a case-by-case basis. We do not provide tax or legal advice — please use a qualified specialist.
Can you manage only part of the rental process?+
Yes. Take only cleaning coordination, only check-in support, or only seasonal setup. Full management is not required.
What is included in the photo report?+
Photos of every room and the exterior, status of utilities, AC/boiler notes, humidity and smell observations, a list of issues with priority and recommended next steps.
