Bar is more year-round than purely seasonal towns. Many apartments here are owned from abroad and rented seasonally or kept for personal use. Reliable on-the-ground coordination matters more than glossy concierge packages.
Dobra Voda is compact and mostly residential, with many newer buildings owned by foreign owners. Sea-air humidity, balcony seals and AC condition are the recurring topics here.
Sutomore is strongly seasonal. Many properties sit empty most of the year and need careful opening before summer and proper closing afterwards. Rental turnover support matters most in July and August.
Ulcinj has marked seasonality. Properties around Velika Plaža and Ada Bojana need preparation before summer, garden and outdoor work and steady guest communication during the season.
